By morning the carpet on the lower level of your split-level squishes, the family room smells like a lake, and the boxes along the back wall are sitting in an inch of water. Call us now and describe what you see. We put you through to an independent local water damage provider who works Eagan basements all year.
Call Now — Lines OpenIf water is standing on a lower-level floor, shut off the breaker for that level before you step onto the carpet, or leave the room alone if the panel is down there too. If the water is coming from inside the house, the main shutoff in an Eagan home is usually next to the water meter in the utility room or the mechanical corner of the lowest level. If it came up through the sump pit or in at the base of the walkout wall, there is nothing to shut off, and the job becomes getting it out and keeping it out.
A split-level or a walkout does not flood the way a house on a slab does. The water sits on concrete under carpet pad, wicks up into the bottom foot of drywall, and soaks the sill plate and the paneling behind the furniture. Two weeks later the baseboards are swollen and the whole level smells like a damp cabin.
The local provider walks the lower level with a moisture meter before anyone cuts drywall in an Eagan house. The numbers say which walls come open and which just need air.
Water pumped out of a finished lower level or walkout basement, then carpet pad, drywall, and framing metered to see what stayed wet.
Cleanup after the pump lost power in a storm or could not keep up with a spring thaw, and drying of the floor and walls the pit overflow reached.
Standing water pulled off carpet, tile, and concrete on any level of the house, followed by the first moisture readings.
Air movers and dehumidifiers run by daily readings until subfloor, studs, and drywall reach their dry target in a cold or humid house.
Cleanup after a supply line froze in a garage wall, rim joist, or unheated corner and split, then drying of what the thaw soaked.
Wet attic insulation, ceilings, and exterior walls dried after an ice dam, a hail-torn roof, or a summer storm let water inside.
Standing byTell us what you see in plain words. Your call goes to an independent local provider who handles flooded lower levels, sump pump failures, ice dam leaks, and frozen pipes across Eagan and Dakota County.
| What happens | What it means for you |
|---|---|
| Standing water pumped off the concrete and the carpet pad lifted the same day | The floor stops feeding the walls, and the drywall stops drinking |
| Every wall on the level metered at the base, not just the one by the sump pit | Water that ran along the footing to the far bedroom gets found now, not in the spring |
| The sump pit, the discharge line, and the check valve looked at before drying starts | You learn whether the next hard rain does this again |
| Air movers and dehumidifiers set by the readings, with the furnace room kept clear | A cold, closed-up basement dries on a schedule instead of a hope |
| Readings, photos, and dates logged from the first visit | Your adjuster gets a file, not a story from memory |
| Water work kept separate from the rebuild | You know when the drying ends and when new drywall and carpet begin |
Get the boxes, the rugs, and anything with legs up off the wet floor. Take photos of every wall, the pad, and the water line on the boxes before anything goes outside. Unplug the sump pump only if the water is at the outlet; otherwise leave it alone until someone has looked at it. Then call. You do not need to know whether the job is extraction, drying, or a pump replacement. Say what you found, and the provider sorts out the rest.
Eagan sits on the south bank of the Minnesota River at about 945 feet, and almost all of its housing went up between the mid 1970s and the late 1990s, when the city grew from 10,000 people to more than 60,000. That housing is split-levels, split-entries, and walkouts set into rolling glacial hills, with the lower level partly below grade and a sump pit in the corner. When a summer thunderstorm stalls over the city's 1,200 connected ponds and basins, the water table under those lower levels comes up with them. The July 1987 superstorm dropped 10 inches on the airport across the river and flooded thousands of Twin Cities basements in one night.
The 2022-23 winter put 90 inches of snow on the Twin Cities, third most on record, and the ice dams that winter pushed meltwater under the shingles and down the inside of exterior walls. A supply line in a garage wall or a rim joist freezes when the temperature holds below zero for a week, and it leaks when the thaw arrives.
Rebuild work that touches plumbing, wiring, or framing needs a permit from City of Eagan Building Inspections, which also keeps the record of past permits on a lot. Storm water from the south end of town drains toward the lakes in Lebanon Hills Regional Park, almost 2,000 acres of moraine, which is one reason the ground under Cliff Road stays wet late into spring.
How the water got in decides it, and nobody who has not read your policy can tell you. Many homeowner policies treat a burst pipe or a failed washing machine hose as sudden damage and pay for it. Water that seeps through the foundation or rises through the floor drain is often excluded unless you carry a separate sump or water backup endorsement, and outside flooding is a separate flood policy altogether. The provider photographs the lower level, logs the readings from the first visit, and writes out the scope. Your adjuster reads that and decides. This site makes no promise about what any policy pays.
